THREE MAJOR STEPS


Step One · Identifying a Space

Eli Cohen Real Estate’s team will commit as much time as is required to find a suitable facility. We survey the market, liaise with listing brokers, schedule meetings, arrange tours, and prepare reports to facilitate your internal reporting. This is our process:

  1. Meet with you to evaluate your needs in terms of space and geographic requirements

  2. Compile a comprehensive survey of properties that meet your requirements

  3. Schedule inspections of properties and liaise with listing brokers to orchestrate property tours

  4. Narrow down the field of properties with photos and descriptions based on your criteria

  5. Provide demographic information as it relates to specific properties

  6. Prepare a comparison of costs, and terms on your “short list” of properties

  7. Meet with your space planners or architects (if needed) regarding critical design elements, technical specifications and other structural requirements

  8. Track details and timelines to keep the project on track


Step Two · Executing a Lease or Purchase Contract

Facility costs are often one of the largest items on a company’s balance sheet. Eli Cohen Real Estate negotiates the most economical and strategically advantageous lease or purchase price.

When executing a lease we negotiate base rent, rental abatement, and the value of landlord concessions. We also negotiate non-rent lease items including escalation calculations, renewal terms, sublease conditions, and loss factor. When executing a contract we negotiate the purchase price and other contract conditions including financing and environmental issues.

For both lease and purchase we:

  1. Provide the landlord’s attorney with a list of negotiated terms, to be included in the final lease or purchase contract

  2. Review the attorney’s documents and comment if necessary

  3. Liaise with all parties to keep the process moving along until execution


Step Three · Moving In

Eli Cohen Real Estate helps you devise a move-in plan to coordinate with involved employees and contractors to ensure that no detail is overlooked. Your plan contains such items as coordinating the installation of your data system with relevant parties; retaining a moving company, discarding unwanted items and clearly marking your packing boxes. We stay at your service until your move is completed and you are happily ensconced in your new facility.
